Statement of significance

Villa in Derby City

Mark was asked to provide a statement of significance to support the conversion of a Grade II listed Georgian villa in Derby City Centre from an office use to a house in multiple occupation. 

The report formed part of a listed building consent application for internal alterations to convert the property into five occupant house in multiple occupation.  A statement of significance and heritage assessment of the villa had been requested by the Local Authority in order to understand its relative significance and heritage merit.  

The list description suggested that the building dated from 1840.  However, designation does not make explicit what characteristics or features are important, or to what degree; nor does it describe which elements play a neutral role or detract from its significance.  Understanding these aspects was essential in supporting the proposals for the property.  Mark was able to provide further information and evidence including historic images to substantiate the relative architectural history of the building.  He was also able to establish the architect.

An assessment was made of each room to inform the proposals.  This included photographs and identifying individual features of each room including whether they were original or later interventions.  Significantly, the date of the skirtings, cornices and fire surrounds were identified.  It also looked at the plan form. 

Mark was able to provide a statement of significance adhering to national and local guidance.
