Listed building alterations

April 1, 2023 by Mark Price

Reinstated fireplace, Wallingford

Mark was asked to support proposals and provide a Heritage Statement to reinstate the open hearth to a Grade II listed property in Wallingford.

The property was an illustration of a 16th Century three-celled plan. It was therefore an important heritage asset. It also had significant historic interest both nationally and locally. Examples from a date this early are rare. Externally it illustrated the use of flint and stone.

The scheme needed careful justification to ensure the proposals preserved the integrity and special architectural features of the listed property. Opening up the original fireplace brickwork recess would expose the former bread oven. The existing brickwork and mortar would be carefully brushed and cleaned and a new stone hearth installed. The works would be undertaken by a specialist in historic buildings in consultation with the local authority.

Mark researched this case, proving that the property had been altered in the past. The proposals were prepared in order to reinstate the original plan form and focus to the room. An assessment and statement of significance was provided, taking into account national policy.

An assessment and statement of significance was formulated, with due account of national policy taken.  The resulting Heritage Statement adhered to the NPPF and South Oxfordshire’s Local Plan.
